Westown Precincts

Westown is a new destination, a mixed-use precinct of lifestyle, retail, business and recreational activities located within a managed, urban environment. Over 100ha in extent, Westown has secured and approved development rights of approximately 520 000m² of bulk floor area.

The activation of these rights has begun with the construction of the 48 500m² Westown Square high-street retail experience, which is supported by a number of INTERCONNECTED PRECINCTS, spaces, and experiences that have been launched and will roll-out over the next 5 to 10 years. These include:

  • Farrier Business Park – Warehousing & Logistics
  • Parc Ferme – Motor-focused Commercial Hub
  • Westown Mixed-Use – 22 000m2 of floor area
  • Shongweni Eco-Park by Balwin – the 1st of 3 000 residential units
  • The West Private Hospital – 100 medical & surgical beds
  • Westown Apartments – the 2nd phase of residential development

Retaining the outdoor character of Shongweni is integral to Westown’s development, and in addition to working with existing outdoor and lifestyle activities and facilities in the area, Westown will enhance its surrounding green spaces by creating a safe and active green belt. Like the whole of Westown, this node will fall under the management of Westown Management Association.

WHY LOGISTICS FOR THE OUTER WEST, SHONGWENI & WESTOWN?

One of the eThekweni Municipality’s 5 main industrial areas, that being: Durban Central, South Durban Basin, Inner West, and North, the OUTER WEST (Shongweni, Hammarsdale, Cato Ridge) has historically had the (significantly) lowest share of contribution to GDP in the city, indicating a need and opportunity for growth and development.

A major advantage is the location on the N3 corridor also known as the National Strategic Integrated Project 2 (SIP 2). This logistics and industrial corridor between Durban – Free State– Gauteng is defined a as route with investment and development opportunities in accessible nodes.

Keystone and Cato Ridge are two such nodes that have been slowly developing, leaving SHONGWENI as the next logical, and closest, new industrial development node to the Durban Port, with its ease of access to the N3 and the surrounding arterial networks adding massive weight to its potential.

Already easily accessible for day-to-day business, transport and social services for existing and future local communities, and being connected to existing residential areas, Shongweni offers opportunities beyond and in support of, the industrial landscape, including for new residents, businesses, shops, and recreational activities.

As a greenfield site, WESTOWN offers all these opportunities in an integrated, planned and managed environment that allows for new investment both by the public and private sectors.

  • The retail stores and showrooms share a common central space with car displays, brand activation pop-ups, and event zones.
  • All visitor access via the central space adds to the vibrant synergy of this mixed-use development.

PARC FERMÉ is located adjacent to Westown Square and is linked by convenient pedestrian, bicycle, and vehicle-friendly accesses. This seamless connection encourages foot traffic and increases the accessibility of both locations, contributing to the overall appeal of the entire area, and making it a vibrant part of Westown.

WHY RESIDENTIAL DEVELOPMENT FOR THE OUTER WEST & WESTOWN?

Residential property trends in the OUTER WEST have been relatively consistent in terms of property sales, due to the region’s natural characteristics and attributes and the broad market opportunities available.

There is increasing demand for apartments and townhouses with the market requiring top-end security and a wide range of family-friendly facilities within the development, as well as access to surrounding amenities.

Across the OUTER WEST catchment areas, the adult population has increased at a rate of 6,5% per annum over the last nine years. This growth is well proportioned between the younger family market 36 – 49 years old, and the 50+ population.

SHONGWENI is viewed as a prime location for the realisation of this demand, due to its ease of access to day-to-day business, transport, and social services for existing and future local communities, its connection to existing residential areas, and the availability of developable land.

As a prime piece of developable land, WESTOWN offers opportunities across all age groups and income levels through new apartments and walk-up living that will be supported by retail and commercial activities and uses, supported by lifestyle-related activities.  This as part of an integrated, planned, easily accessible and managed environment.

The Active Green Belt

The Shongweni area is well known for its character and history, its lush green belt and the numerous sporting and outdoor activities it offers, including horse riding, trail running, mountain biking, walking, and birding.

What will make Westown different to any other developments in the province, are its location, ecological attributes and personality. The strong agricultural roots and country character of this place will be retained so that local communities continue to feel ownership of this new city of the west. Westown will be guided by an urban sustainability agenda that is inclusive and innovative and promotes an environmentally sustainable, safe, secure and managed destination.

WETLAND & PLANT REHABILITATION
The Westown site boasts numerous wetlands making them important features within the landscape and an important element in the provision of ecosystem services directly related to water quantity and quality, as well as to the support of unique biological diversity.

Wetlands within the KwaZulu-Natal region, have been subjected to high levels of modification and destruction through sugarcane cultivation, agricultural road networks, alteration to water flow in the catchments, alien invasive vegetation, artificial drainage channels, over-grazing and residential and business infrastructure, making the case for saving them all the more urgent.

A priority of the Westown development team is to prioritise the maintenance of ecosystem services through rehabilitation, to enhance their functionality. Rehabilitation will include:

  • Maintaining and where possible, enhancing the current levels of ecosystem integrity
  • Mitigating impacts of the proposed development on the systems by rehabilitating/enhancing the habitat within the area and introducing mitigation measures during the construction and operational phases
  • Rehabilitation and enhancement of those systems, where freshwater ecosystems have already been impacted on
  • Following alien plant-clearing operations, the re-vegetation and re-planting of the wetland systems will use local indigenous wetland plants and grass seed mixtures, to encourage the establishment of vegetation from seed
  • The re-vegetation of the riparian habitat, with appropriate indigenous tree species
